How we handle a new build

It starts with a site visit and the plans, if you have them. If you don't yet, we can draw layouts and 3D views in-house to help you decide, and bring in the designers and engineers the project needs.

Then comes the written scope, with a budget broken into line items by phase. Trades are chosen from competing written bids, compared side by side, and we check each contractor's registration and insurance before the award. Every trade works under a written purchase order, labor and materials are kept separate, and every change is a signed change order.

If there's a construction loan, the paperwork follows the lender's draw schedule: invoices and purchase orders for the period, lien waivers from every paid trade and supplier, dated progress photos, and the budget against actual. When the house is done, we walk it with you and hand over the documents and manuals.

An addition has to meet the house it joins: the roofline, the siding, the floor heights and the systems inside the walls. We look at all of that at the first visit, before anything is drawn.

Questions people ask

Can you build an ADU on my lot?

Whether an ADU fits depends on your lot and on your city's or county's rules for ADUs. At the site visit we look at the site with you and talk through the questions to take to them.

Can you work with my construction lender?

Yes. We keep the documents lenders ask for at each draw: purchase orders, change orders, lien waivers, dated photos and the budget against actual. Your lender's rules govern the draws, and we help you meet them.

I want to be my own builder. Can you still help?

Yes. That's our owner-builder project management: you stay the owner, and we run the trades and the paperwork.

Do you design the house?

We can draw layouts and 3D views in-house, and we bring in designers and engineers where a project needs them. If you already have plans, we work from those.
