Landscaping, grading and yard work in Skagit, Snohomish, Island and Whatcom Counties

Mud, standing water and tired lawns are a common story in our wet climate. We regrade yards, lay pavers, put in irrigation and seed new lawns, often as part of a bigger project at the same property, so one contractor handles the building work and the yard around it.

What this covers

  • Regrading a yard to deal with mud and low spots
  • Paver patios and walkways
  • Irrigation systems, including a new water line to feed them
  • New lawns and reseeding
  • Yard cleanup: overgrowth cleared, beds edged and mulched, debris hauled away

How we handle a landscaping job

At the site visit we look at where water collects, where it comes from (a roof, a downspout, a driveway or the neighbor's slope) and where it can go. Getting the grade right usually comes before anything else goes in, so that's where the scope starts.

We write the scope in the order the work happens: grading first, then irrigation lines in the open trench, then pavers and edging, then lawn and plantings. Dated progress photos are part of how we work, so you'll have pictures of where the irrigation lines run before the trench is closed. Any change goes in a signed change order, and at the end we walk the yard with you.

New grass takes time to fill in, so we'll talk at the visit about when seeding makes sense for your yard.

Work we've done

  • Yard regrading, pavers, irrigation and new lawn

    Burlington · 2022–2023

Fixed courtyard and driveway mud problems at a dog-kennel property, then regraded the backyard, laid pavers, installed an irrigation system on a new 1-inch water line, and seeded new lawn.

Questions people ask

Can you fix a muddy yard?

Often the fix is regrading, so water moves away from where you walk and park, sometimes with pavers or gravel where the traffic is heaviest. That's how we approached the Burlington property above. At the site visit we'll look at where your water is coming from before suggesting anything.

Do you install irrigation?

Yes. In Burlington we installed an irrigation system and ran a new water line to feed it. We plan the zones around your lawn and beds, and the lines go in before the lawn does.

Can the yard work be part of a bigger project?

Yes, and it often works better that way. Grading, pavers and a new lawn are usually the last steps after building or remodeling work, and one contractor can plan the order so the new yard isn't torn up by the work that comes after it.
